Vacation-rental trash operations fail at handoffs: the guest, cleaner, manager, curbside service, municipality, and owner may each assume someone else is handling the carts.
Create a record for every property
Store the service address, responsible provider, verified trash and recycling days, holiday alert source, cart count, storage location, access instructions, and photo standard.
Do not copy a schedule from a nearby rental. Portfolio properties can cross route and municipal boundaries.
Assign every handoff
Define what guests must do, what cleaners check, who stages carts, who returns them, and who responds when municipal pickup is delayed.
Tie tasks to the turnover and collection calendars without making one team responsible for a task it cannot reliably perform.
Manage exceptions remotely
Use timestamped photos or another agreed record for cart position, overflow, prohibited items, access problems, and completed return.
Create escalation rules for late checkout, excess guest waste, missed municipal collection, storms, holidays, damaged carts, and owner stays.
